Short Sales and Loan Mods don’t mix well.
We have a Short Sale thats just stalled, no matter what we do it not getting traction.
Today I got answer as to why. While on the phone with the Short Sale dept today I dug in and was not going to end the call until I could get an answer as to why.It worked after getting the negotiator to look back through the file he found that this owner had been approved for a loan modification and that had caused the system to stop processing any of the short sale tasks that need to be done. Once the status was changed to short sale my stalled short sale got back on track.Another lesson learned,Short Sales and loan mods don’t mix.
Short Sale Banks love to Play Games with sellers in distress.
I am working with a large bank trying to save my clients Temecula home from foreclosure via a short sale.
The banks negotiator is playing games with us,she has three times given me a verbal counter offer each time asking for a higher sales price. The buyer has agreed twice to go along only to now be told again quote”the file is under review” and guess what they now for the third time are asking for more money. This time they gave me a net price that must be met.They don’t care were to extra funds come from (hint COMMISSIONS). Well the home was a good buy but now it’s no bargain and the buyer is walking from this short sale.
Short Sales should not be a game for the banks to play.I take my job serious and so should the banks.I now have to go back to the bank and work thru their broken short sale process. I will save this home from foreclosure via a short sale it’s just going to take longer than it should.
Being a Temecula Short Sale Specialist does not mean all my short sales are successful.
Each short sale is different and the biggest difference is in the time it takes to get to the end
of a short sale. While most all my short sales DO get approvals they all are battles. Back to time frames.
I will always quote 90 days as the average time to approval and then 30 days to close for a grand total of 4 months from beginning to end. If I get approval earlier the buyer is happy the seller may be sad,having to leave the house early can be a hardship. If the approval goes longer than 90 days out everyone started getting hot. Some buyers will cancel at this point and the seller is wondering just whats up why do I not have the approval yet. Its at this point I feel confidence is at its lowest in this whole short sale process. But I am an optimist and I put on my blinders and plow through to the short sale till I have the approval in my hand. That’s my gold ring.

Good News! Short Sales are getting Shorter.
Three weeks ago I told you about how I started submitting my Temecula short sales with Bank of America electronically instead of the old way.The old way…. collect all required documents,fax them to the bank,call the bank,the bank states they don’t have them and would you please re-fax them.Then once they do have it I called every week,waited on the phone and answered the same questions over and over again.Rinse & Repeat.Maybe after 2 months of this I would get the privilege to be able to talk to a real person that could make a decision,we call these people negotiator’s,I don’t know what to call all the others I have had to talk with previously,but stupid comes to my mind.This is a broken system and takes 3 months to complete.What a waste.
The new way….way better.Log into Bank America and request your short sale to be processed on line via the “Equator” System.I have entered 5 of my clients into this system in the last few weeks and already received 2 approvals with out ever having to call or talk to the stupid people.Its working!Short Sales are getting shorter,3 weeks not 3 months.I like it.I hope to see the other banks follow Bank America’s lead.
